From an accepted offer to closing day, a New York home sale typically moves through the same set of stages. Here is what to expect and roughly how long each one takes.

Offer Review and Negotiation (Days 1-3)

Your agent presents and compares offers by price, financing type, contingencies, and closing timeline — not just the highest number. Negotiation on price, repairs, or terms can take a few rounds before both sides sign.

Attorney Review (Days 3-8)

New York requires attorney involvement in residential closings. Once a contract is signed, both sides’ attorneys review and finalize the contract terms before it becomes fully binding.

Inspection Period (Days 7-14)

The buyer’s inspector examines the property; any requested repairs or credits are negotiated during this window based on the inspection contingency in the contract.

Appraisal and Mortgage Underwriting (Days 14-30)

If the buyer is financing, their lender orders an appraisal to confirm the home supports the loan amount, while underwriting reviews the buyer’s full financial picture. This is usually the longest stage.

Clear to Close (Days 30-35)

Once the lender issues a “clear to close,” title work is finalized and the closing disclosure is issued at least three business days before closing, as required by federal law.

Closing Day (Day 35-45, typical range)

Documents are signed, funds are transferred, and keys change hands. Cash sales without financing can move considerably faster than this — sometimes in two to three weeks total.
